The design can be modified over time without excessive resources and include flexible office areas that surround collaborative interactive zones and can be adapted to meet changing needs.

The site will encourage multi-model interaction with the campus and community. This connectivity will support existing TravelSmart options and enhance the user experience while working towards sustainability goals.

Reinvigorating Omaha’s Urban Core
The EDGE District is a 30-acre mixed-use development featuring office space, retail, multifamily housing, and healthcare facilities, all thoughtfully integrated with walkable parks and public spaces. Anchored by the Catalyst building, the EDGE district fosters connections between business, research, and community. With close ties to the University of Nebraska Medical Center and Omaha's historic Blackstone district—celebrated for its vibrant cultural and culinary scene—this new district aims to bolster Nebraska's competitive position nationally, strengthen Omaha’s economic vitality, and establish itself as a premier destination for work, life, and discovery.
